Submission requirements for mixed use development. In addition to the specific criteria and requirements outlined above, the applicant shall submit the following:
(1) Conditional use application and required supplementary materials outlined in §
200-109.
(2) Site plan showing, at a minimum, the proposed building locations, parking areas, points of ingress and egress, planned traffic improvements, conceptual locations for stormwater management facilities, useable open space and pedestrian gathering areas, trails and pedestrian facilities, and conceptual landscaping and buffering areas.
(3) Community services and facilities assessment (also known as "a fiscal impact study") meeting the requirements of the Subdivision and Land Development Ordinance found within §
175-23C(2).
(4) Traffic impact study meeting the requirements of the Subdivision and Land Development Ordinance found within §
175-23C(5) (or alternative scope of study deemed acceptable by the Board of Supervisors in consultation with the Township Traffic Engineer).
(5) Conceptual architectural elevations and building renderings, including proposed exterior building material and color descriptions, shall be provided for all building facades. Such elevations and renderings shall, at a minimum, demonstrate compliance with §
200-39E(6).
(6) Conceptual landscape plan depicting the locations and designs for all landscaping, buffering, and hardscape features, as well as existing vegetation to be retained, in accordance with Chapters
175 and
200.
(7) Narrative description and copies of any agreements, easements, restrictive covenants, or other restrictions which govern the use, development, or access to the property.
